In need of modernisation - how much money is it going to cost?

Hi
Please be gentle we are first time buyers and just been to see the first property and have a small multitude of questions.....
the property is on rightmove - bs16 alexander gardens offers over £175K - Would post link but not allowed
so first things first? Money questions?
How much does it cost to sort out wiring and or adding extra sockets?
There is gas central heating but not all rooms have radiators? how much would it cost to add radiators to the system? how much for a new combi boiler?
How much would we need to budget for new windows for the front? back is already double glazed.
how much a wood burner and recommission a chimney?
how much would it cost to put a driveway in the front garden (kerb dropped already)
Have many more questions but will have to see how much "doing it" up would cost and whether it would completely blow our budget

Depends on the spec and which contractor you use. Call round local builders in yellow pages and get quotes.

In answer to the original question...
Don't be afraid to ask some local trades people for some quotes. I'm also taking on a house that needs modernising but I'm slightly further along than you.
I've had a whole load of trades in to look at some of the work that needs doing. I've already agreed with a number of them that I want them to do the work so I'm happy that I've offered the right amount based on the work that needed doing and the trades are happy because they've got some business from me...everyone is happy...well except the person who gave the first response to your question of course! :rotfl:0 -

Modernisation does not mean new flooring, new wood fire, replacing some electrical outlets, new boiler....
It means installing a heating system from scratch, moving bathrooms inside the property, renewing ancient kitchen spaces.
It has central heating already and radiators in most rooms. It has some electrical points already.
What's wrong with the windows? Install secondary glazing. That won't cost too much. But again you can move in with those reasonable quallity windows. Your gas bills will be higher by about £50 to £100 per year until you install secondary glazing or replace with UPVC double glazing. It's not really worth it.
You could move in without doing anything. Maybe paint a few walls and that's it. Once you have purchased it move in and start saving towards the things you want done and do them over time.:footie:Regular savers earn 6% interest (HSBC, First Direct, M&S)
Loans cost 2.9% per year (Nationwide) = FREE money.

New boiler plus extra rads, say £3K, windows probably £1K if you employ trusted local firm, but budget for £2K, wood burner/chimney say £2K could even be £3K, drive etc, say £2K.
