Advice on building house - costs, process etc

I hope someone can help. I have some spare land by the side of my house which has the potential for a new house. The spare space for the building is 10m front/wide and 8m deep. It is big enough for a 3 bedroom house but is it big enough for 2 x 2 bedroom houses?
Where is the best place to start? Sort out the mortgage/finance or get permission and plans from arcitect? Any advice, websites etc would be great

properly best to get a architect in to see what can be done, he/she will also know the best process to get it sorted. You wouldn't need (i don't think) to get a builder for a quote in to get planning permission, but they'd properly want a surveyor to take a look and see the plans.
The main problem you will have is getting planning.0 -

Are you saying that it's 10m wide and 8m long?
Doesn't sound anywhere near big enough to me! What about a garden?
IIRC you need to have a 1m clearance around the house from the boundary.0 -
We have built our own house twice and the first place to start is with an architect they will discuss with you the options with regards to the land you have and what is likely to obtain planning permission. Then its off to planning to see if the plans are accepted. There are many sites out there google "self build" there are also numerous publications now in magazine format available in whsmith re self build. I wish you luck!0

parking is usually the biggest problem with planning applications - and you may have to provide "amenity space" - hanging out washing/storing dustbins/sitting outside - that sort of thing. Measurements sound VERY tight to me also.0
