Extension Building

Hi Guys,

We have finally found a property we would like to put an offer on :T .

The sellers have planning permission to build an extension to the front of the property. This extension is mainly to add a downstairs toilets which is in my opinion necessary.

Do you think I should make an offer first before finding out what the cost of building the extension would be? I am thinking of making a first offer of around £ 12,000 less than the asking price. Do people think that would be enough to cover that?

Or Should I wait to have a least one builder to give an estimate of the cost of the works? bearing in mind that this property has generated a lot of interest and that properties in that area are going in a matter of days! :eek:

    What would you have offered if there had been no planning permission? Personally, I can't see why you would offer less - I thought that if a property had planning permission then it would go for more. The buying process is different here in Scotland so I don't know.

    Why would someone go to the expense of getting plans drawn up and getting planning permission if it meant they were going to get less for their house? Surely, if this was the case they just wouldn't make potential buyers aware that they had got it.

    thanks for the reply! :T

    I take your point, and I agree that some of the work as been done : the paperwork basically! (I am not sure what are the costs involved)

    But the extension has not been built and I don't believe that you can increase the price of a property just because you could build something.

    I would be offering the same on the basis that there is no downstairs toilets: If the seller had not got the planning permission, the property would not have been put on the market for as much as it is on now.
