FTB - House buying expenses budget

Hello all,
I'm a FTB and I'm preparing a simple excel spreadsheet with list of possible expenses I should consider when buying a house. (I got some of the fees from conveyancing-warehouse)
For a 170K property the following are the expenses:
1. Stamp duty - £1700
2. Legal fee - £245
3. Land registration search fee - £4
4. Land registration fee - £150
5. Local authority search fee - £120
6. Telegraphic Transfer fee - £35
7. Bankrupcy fee - £4
8. Environmental Search - £39.00
9. Coal Mining Search - £24.00
10. Drainage - £47.00
11. Valuation fee - £250
12. Booking fee - £0 (A good mortgage lender will offer this free)
13. Arrangement fee - £699 (Anything higher then this is not good)
14. Home buyers report - £500 (Survey)
15. Misc - £1000
VAT - 17.5%
Did I miss anything else? Do I need to budget for anything more? please let me know.
