Websites which show sold house prices????

Hello all. I

I have been using a couple of websites which tell you how much house prices have been sold for.

What I would like to know is- how do I work out if those houses have risen in value since they were sold.

There is a house in the particular area forsale yet it is as cheap if not cheaper than other houses were at maybe 1 or 2 years ago. (same style houses)

What must I think of this information.

Mayby someone could explain how to use these websites to ones advantage.

    local knowledge is the key - the amount of info on all these LR sites is very sparse. You may not know that one set of semis is a pair of two bedders, whilst a few house numbers along the road they become 3 bedders. You may not know that one house was a probate sale and did not have any money spent on it for 40 years so was in an appalling condition.

    nothing beats local knowledge.

    I think the web sites tend to be a few months behind, probably something to do with the land registry.

    Not sure how you can work out exactly EA only have a resonable guess on how much a property is worth, it always best if you sell to get a few quotes. I also find that by looking around you get a feel if a EA is any good or not.

    I no when I got a survey of our new house the surveyor compared similar properties, same town but in different areas. At teh end of the day a house is only worth what the buyer is prepared to pay.

    Does depend on condition etc, but sounds like you want the house price inflation for that area. No idea where you'd get it fro, but I'm sure google would know.

    If it was a seriously overpriced/expensive area before, maybe it had an adjustment period. Or it might just be a dump that needs work.

    Nothing wrong with dumps that need work btw. They're usually the best buys if the price is right.
