building a home from factory premise

hi im looking for some advice on wheter this is wise and the sort of thing i will need to thik about and budget for.

basicly im a first time buyer in the glasgow area with a reasonable deposit. I or friends and family possess most of the neccicary skills needed to do a major renovation except a some plumbing.

since the housing market here has gone nuts and id rather not pay over the odds for some where so i thought i would look into getting a wreck and fixing it up, that way i could put in a whole bunch of home automation/networking stuff at the same time but all the devlopers are buying these up as well. so on to option 3, ive spotted a large stone built warehouse type building which as near as i can make out has been derelict for about 10 year.

now given its a stone, slate roof the fabric of the building seem to be in good order with some minor roof work needed, its about 40 foot by 60 over 2 possibly 3 floors. i was considering aproaching the owner and seeing if they would consider selling if i could turn the place into a house. i know other businesses in the area have had planning permission to turn into housing so unless the council do something daft like require me to make 2 apartments out it planning permission dosnt look to be a major problem.

has any one firstly any idea how i would track down the owner, and an idea of the legal costs involved in getting planning permission etc.

also an idea of how guage much a property like this would be valued at would be a help.
