I am selling a flat and signed an 8 week contrat with my EA after a few weeks I realised that their methods did not match with my expectations
The flat is 150 miles from where I live and I the agent has had the keys theyhave as far as I am aware shown it to 6 or 7 viewers with one second viewing
Two weeks ago I gave them notice and arranged for another agent he picked up the key from the frst agent as arranged on Friday and has started marketing now on Rightmove with them etc I asked Agent 1 to provide a list of viewers thay have shown the flat to in order to avoid confusion at a later date
Today I got an email from Agent 1 to say they have received an offer a low offer from someone they showed it to on Friday (second viewing) when in theory they didnt have the key!!
I have refused the offer but isnt it amazing how it came out of the woodwork just as another agent took over the property!
(Sorry no full stops or commas as they have stopped working and advice as to how to get them back greatfully received)

Why are you being cynical? Unless an EA sells a property they earn no income. Also the previous viewings and marketing of your property has cost the EA money. There's no rhyme or reason as to when a property sells.0 -

Thanks for your reply I am being cynical because it is amazing they did a second viewing on a property when they didnt even have a key for it or a contract to sell it! Unless of course they cut a second key without permission!
I am of course aware that without selling they make no money They have had an opportunity to do just that for their entire contract Did they work harder at the last moment if so why?0 -
It is known for agents to suddenly come up with viewings/offers if they think the owner is going to change agents. They have no income if they don't sell a property - and they cannot sell a property if they are not marketing it.
OP I would be more worried about a possible cut key hanging around at EA 1 if they shouldn't have had the key that Friday.Save £200 a month : [STRIKE]Oct[/STRIKE] Nov Dec Jan Feb Mar Apr0 -

Yes I am worried about that and when I am back in the country and able to visit them I will go in until then I will email and check
Obviously I do not want to upset them because if this is a genuine but low offer it is possible that the offer may increase and I will have to work with them until completion
My new agent has agreed that they will walk away with nothing if one of the first agents viewers offers so we will wait and see
I was aware of this viewer and do know she had offered on aother flat but not sold her home that flat was sold to another buyer able to procceed Apparently she has now got an offer I also know the flat she offered on was £70K more than mine so there may be another offer in it Just have to bide our time!
This little flat is really a first time buyer purchase and that is what I would prefer but beggers cant be choosers!0
