Advice on selling my house

Hello Guys please can members offer any advice about my house that i have put up for sale.

(I wanted to add the link but it wont let me because im a new member - my house is on rightmove prices at £72k - postcode is S63 9DH , its the 2 bed end terrace property.

Basically i would welcome any positive suggestions.

Im aware there is a property on my street which is 3 bed and cheaper - however it does require quite alot of modernisation so i havent dropped my price just yet, there is a property very similar to mine across the road on manor avenue at £75k which i think is similar to mine....

My property has been on the market approx 5 weeks... i have had 2 viewings - both people genuinly did give very positive feedback but it appears both were struggling to get mortgages (so the estate agent says).

I have taken quite alot of photos to help potential buyers, i thought this would be a good thing to do.

How long would you reccomend i leave it on the market before i consider reducing the price....and how low should you drop the price before you cant drop it any further????...... i owe £60k on my mortgage - my house is up at £72k so there is scope for me to reduce it.

    Yes that is my house - weve got it nicely decorated on the inside and tried our best to set it a realistic price as we can.
    I paid £59k for it approx 7 years ago or so.
  • I think it looks nicely presented - at a quick glance I would say possibly the sofas seem to dominate the living room (eg. The way the 2 seater overlaps the doors) - could the 2 seater go along the wall and one of the chairs in that corner with the other chair being stored away?

    I would ditch the first photo of the kitchen or re-take as it makes the room look very dark.

    well i dont know the area but a nice neat home. bit cold looking to me to be honest but then if it wasnt you'd have a load of people on here telling you to declutter

    no bath? or did i miss it

    god knows why the estate agent keeps saying 'full flush doors', i kept thinking of a toilet when reading it

    Unable to comment on price. So here are my comments on photos...hope they are helpful. Lounge is crowded with furniture, photo 4 remove photo, kitchen is too dark, remove rubbish bin, b'room remove bottle by taps, do you need photo to incl wc waste pipe, garden avoid dustbins. There is no floor plan nor mention of parking ? in street.

    Can you improve the bathroom photos? The first look of most of the pics is good, but the bathroom pics look a bit unflattering. EDIT - brighter is better...

    Any house can sell at the right price, so having so much space to move in the price is great.

    My gosh houses are cheap in your area - where I am similar places start with a 2!

    Yea will look at possibly trying to jazz up the bathroom somehow.
    We dont have alot to spare in reducing the price...if we drop it as far as 60k then this will be less than what we owe which is not good!!

    Yea house prices are pretty low where i live - the house we want so bad is now reduced to a STUPENDOUS £105K.... again i cant add the link but its on "Loscoe Grove" and is a 3 bed detached.

    Its only when you go onto a national site like this when I realise that prices away from my area are so much more expensive. Cant see me ever moving out of the area and if we could somehow get a sale on my house then i would make an offer straight away on Loscoe Grove as its my dream house...... its the reason i registered on here to seek advice in how to initiate a possibility of getting the Loscoe Grove house.

    Were currently weighing up renting our house out but it really does seem a mine field so we'd much prefer someone to buy ours!!!

    BTW the bathroom photo I posted above - I have tweaked the colours in it to make it warmer - compare it with the original and it has lifted it a little whilst staying honest :-)
