When buying and selling

Should you wait until you have an offer on your property before you make an offer on a property you want to buy?

If you can't afford to buy without selling first, you should wait until you've got an offer before making an offer.

Until you are in a position where you can proceed, talking numbers with a potential vendor is just showing your hand in the negotation - you can't go any further than that.

Tell them you'll make an offer when you are proceedable. That way, if you get a low offer on your place, you can go to the vendors and make a low offer in turn. If you've already agreed a high price, you'd have to turn down the low offer and stay where you are for even longer.
