replacing patio window in rental property

Hello all.
I rent a property and the landlord is fine with me having my dog and two cats. Unfortunately where my dog is sometimes outside and the cats 'torment' him he scratches at the patio door to try to get to them. I notice there are lots of surface scratches on the glass. I don't know if they could be buffed out or if I should just get the glass replaced. I have had quotes ranging from £200-£300. My friend whose dad is a landlord to about 80 properties told me just to leave it and see if I can get away with it and if not it will come off the deposit so then I don't have to shell out outright, but I don't feel right about this. I also know there is a stain in the carpet on the landing upstairs - it's a very small area and I've tried cleaning it and it won't come out, so would I be better off replacing that too when I vacate the property or again, just leave it and have it come off the deposit?

When I was a student I worked from top to toe to clean the place and the landlord still deducted money for rubbish that the previous student tenants had left. I am a private tenant now via a letting agent so I've never met the landlord, everything goes through the agency and my deposit is with the tenancy deposit scheme.

Bankrupt June 15th 2009. Early discharge granted March 4th 2010. Nose completely clean ever since. Got a barclays and co op basic account with debit card, own mobile contract, own gas and electric, own landline, own vanquis credit card which is paid off in full each month. Credit files cleaned up and all say satisfied.

    Can you put something in the way to make sure the glass doesnt get any worse. Give it a good clean, and hope for the best.
  • In order to prevent further damage you might want to try some frosted stickyback plastic across the patio door glass. Light gets in but stops you dog from being tormented by the cats :D. If you're lucky you might be able to avoid sticking it to the actual glass and attach to window/door frame at the edges instead (makes removal easier).

    Fablon make a variety of patterns and can be bought in places like B&Q. I think they might do a static cling version which means you won't have to remove adhesive from the windows.

    Pointless replacing it till you move out - same thing could happen again!

    But yes, preventing further damage is a good idea.

    Strictly speaking you are liable for the damage so should fix it when you leave or expect a deduction from deposit, but it depends on your LL.
