Single storey extension or conservatory? And costing advice too please?

  • Changing tack slightly, if we don't get this property there is another which is very similar in size etc, but steps down a fair bit more & currently has a recently fitted decking which we would be loathe to rip out. Is it possible to put any sort of conservatory, sun room or lean to type structure on the decking without ripping the whole thing out?

    personally I would always use a small to middle sized local company, but take the time to ask for references and contact these people. Best tip ever is that when the installers start, tell them theres an extra 200 quid in it for them at the end if they do an amazing job. I know you shouldnt have to, but it will be the best money you have spent. The important thing with these jobs is the smaller details and finishing off. Pays to be sensible, far better to negotiate down a bit with the company and use this as a sweetener with the installers. Plenty of tea and some bacon sarrnies in the morning does wonders.

    re building a conservatory off a decking - no in a word. will always need a proper footing or at least pads if using a steel framed base.

    The extension on that first house is taking the mickey... The neighbours foundations are clearly going to cross the boundary onto the the land you are proposing to buy.

    The previous owners must have been very understanding.... generous... soft!

    Would that prove to be a problem should we put our own conservatory/extension on in the future as we plan?

    no problem, its common practice. weight is distributed at an angle away from the wall, hence footings will always be wider than the building to carry this. all it means is you have a bit of concrete under your patio.
