Estate Agent playing cheeky again!?

Hi all,

Recently i put in an offer on a lovely property and got it accepted =) got it surveyed and lawyer on the case. I checked the website and on most websites its either sale agreed stc or sold stc. =)

But a week later the EA re advertise the property with headings like property just added 'NEW PRICE OFFERS OVER £150,000!?!?!?! -original price was £160,000

Im confused and wondering is this acceptable??? I personally think they are trying to find new buyers! but is this fair??

    Get onto them immediately and ask what they are playing at.

    So I take it your offer was under £150? [Don't answer that yet, if at some stage you might reveal the property].

    It depends how much you want it and how far you are prepared to go to keep it.
    • If you are prepared to lose it it you have to pay £1 more, then go to the agent and tell him that all marketing must be withdrawn within 24 hours or your solicitor will 'return papers' - ie you will withdraw. But don't do this unless you really mean it
    • If you are not prepared to lose it, ask the agent how much they want to take it off the market
    Or make up options between those depending on how much you want it.

    Only a rogue would suggest you involve a mystery buyer to gazump you while your solicitor carries on ....

    You have the right to ask the agent to wear a pink tutu. Remember to duck.

    If you are prepared to walk away and your offer is good enough , you will probably get him to wear one too.

    i guess the vendor has asked the agent to do this as an EA would not do this without vendors consent. vendor is obviously trying to get more money for the house which means you may be out bidded on price if other parties make an offer.
    I would approach the agent and ask whats going on and tell them your not happy. Maybe threaten them that you are considering withdrawing your offer if its not taken off the market

    Whatever you decide to do, do it quickly - i.e. today.

    Personally I wouldn't ask them how much they want to take it off the market, I'd go into the agent's office - better than phoning - and ask them what they are playing at - you have had an offer verbally accepted and are incurring costs i.e. survey and legal fees etc.. If necessary, tell them to call their client there and then to confirm that the property should be taken off the market immediately.

    If they don't play ball and you are prepared to use the threat of withdrawing your offer (but only do so if you mean it) then use it - but I wouldn't go straight in with that.

  • But it just frustrate me how easily people can be gauzumped in the property market! Yeh will speak to the EA as i feel they are not being fair, plus the manager of the EA branch was very rude! but lets not go into details... if it wasn't the fact i quite like this particular property i would litterally walk away because of the bad service im recieving... Probably write an complaint letter later on!
