Grace Property Update

Hi Guys,

I was just wondering if anyone has received an update or knows what the current situation is with Grace Property Developments and the receivers etc?

I posted a fair few months ago stating that we have a tenancy agreement up until September 2012, but after the collapse of our landlords business (Grace Property), we now have to pay our rent to receivers (large finance firm of solicitors).

I've emailed the receivers on a number of occasions to ask what’s going on as its a really worrying situation to be in...but they don't answer ...part of my thinks well its fine as they are stuck with me until Sep 2012 (as far as I know it was a buy to let mortgage so I believe they have to see out the tenancy??), but part of me is still really worried that I'm going to be made homeless before then

Plus I don't know what to do if anything breaks and the boiler is overdue for its service.

I really love the house and really hope it will go to a landlord action...

If anyone has any news please let me know.

    When was the last gas safety test done?

  • I haven’t got a clue.
    The last document in the folder we were left actually says that the boiler was condemned in March 2010 (We moved in Sep 2010)... I've let the receiver know, but still no answer.... this is partially my fault and I have to admit to stupidly thinking for a few months that the document meant that the last test was done in March 2010…

    I am presuming that the boiler has been replaced as there are no stickers or anything on it, but we have no paperwork to back it up.... bit worrying when I've got 2 small children.

    I can't even get a local gas man out as they all seem to be awaiting payment from the landlord!

    I am really hoping this isn't the same company that took over our house back in 2009. The recievers shortly followed and the property was sold at auction and we moved out sharpish.

    I'm hoping that if our place was going to go to auction it would have to go to a landlord auction as it has tenants in situ until sep 2012.. but I'm worried that there is always some sneaky way!

    We weren't forced to move out at all. If it goes to auction, they will ask for your details and will be sold with tenants in situ. THis was listed on the auction- including the price we pay in rent and how long we have been there. Just be honest with them.

    We just thought it was better to cut our losses as we were planning on going anyway at some point in the future.
  • Hi Everyone - Just another update here..
    We have now received a letter from Eversheds stating that the possession hearing will be on 3rd April 2012.
    I've phoned Eversheds to try and get them to advise if our tenancy agreement, which doesn’t end until Sep 2012 will be respected... but the lady I spoke to didn’t seem to think it would be and said they will try and get a court order to get us out within 28 days!!
    Seems a bit unfair really considering we have done absolutely nothing wrong! ... guess we will just have to wait and see what happens, but any advice would be gratefully received.
    After this I seriously wouldnt recommend renting to anyone :(

    We are all sorted now and have found a lovely new house to move to - but was just wondering if anyone has heard what happened at the possession hearing? ... All gone quiet here, but probably because eversheds already know we are moving..
