Title Deed missing

I am selling my house and cannot find the Tital Deed; the trouble is the property isn't registered at the Land Registry. Advice please.

    Do you have a mortgage? The lender may have it.

    Did you use a solicitor to buy? He may have it.

    Do you have an attic? It may be up there!

    My friend has the same problem, compounded by having to act as executor for a will at the same time.

    Every avenue has been explored and the deeds have not turned up. Their solicitor has written to every solicitor and bank and building society in the area.

    The only alternative is to provide a purchaser with indemnity insurance. However, the title is only set after ten years and in the meantime, the property is unlikely to be mortgageable. As a consequence they will be lucky to get 75% of its true value from a cash buyer only.

    1. How long ago did you acquire?
    2. Did you buy or receive it as a gift/inheritance?
    3. Is it freehold or leasehold?
    4. Have you actually made an HMLR search (hard-copy form SIM)?
