    You could try asking around people in your area/mates to see if anyone has a friend who wants to buy and doing it privately. This happened to me by accident - we had been talking about moving for a couple of years and a friend introduced us to someone who wanted to buy in our area. I probably could have made a little more money by going with an estate agent but this way it was all sorted out amicably - they let us stay on an extra week till our new house was ready. On the plus side for us, no EA fees. for them, we were able to keep the price under the threshold for paying stamp duty by charging them £10k for fixtures and fittings. Probably the most stress free house sale you could imagine.
  • i would recon that with houses making anything £50k and more over the asking price paying an agent the fee is money well spent.
    as a few people have said hammer them on thier fee. with house gettin such high prices they are usually very willing to fix thier fee or discount thier %.
    get a few out and see what they say
    your not commited to them in any way shape or form
