this has been covered before, but there would be a school of thought that says that you will get a higher price if you go through an agent, thus more than recoup the cost of them.
Mainly this is because quite a few people dont like dealing with the seller direct, and also most people look at the main property websites such as propertynews and niproperty.net, neither of which seem to deal with private individuals.0 -
What area in N.I are you in ? If Belfast you could try poolerwatson in Dundonald they have a virtual Property website and "Moving" in Dundonald are supposed to be the cheapest. They have a webiste alsomoneytalks wrote:Hi

Remember, if you use an agent you can negotiate the price. There's a new outfit in Finaghy that is advertising a flat fee of £500 (prob with vat on top). In this market you are likely to find an agent who will do 0.5% commission and no sale no fee.Stercus accidit0

I have always found Gumtree and houseladder excellent free sites to rent out and sell properties.If you also put an ad in your local paper you can get lots of interest as well

If you plug belfast into houseladder you get one property in belfast and four in northern ireland which would suggest very few share your opinion. Also the problem being that if there are very few listed for northern ireland, how many potential purchasers are going to check there regularly?
Also gumtree only appear to do houses to share or rent, not to sell.
Also a lot of property is sold to people outside your local area, to people moving towns, investors etc, ie, people who don't normally read the local paper.
I think the best advice overall is what LeftieM put and thats to negotiate hard on the fee the agent charges, and bite the bullet and pay them. it will most likely pay dividends in the price you get for the property.0 -

i dont blame you in wanting not to pay EA fees
and im not trying to be an expert on this.. i live with my mummy lol
(before abuse starts im 20 + a student!)
anyway
firstly, i would have thought that you would have got your money back and more because of the repuation.. again i would have thought that the EA would have played a part in the value of the house

New N. Ireland based company https://www.emoves are offering a sell it yourself approach. place your house on the site and they put up the sign.It costs under a £100. I think you would get more interest through them than an english company0

I still think that's false economy. The thing you end up paying an EA for is their database of buyers looking in your area. I don't know how people look for a house now - maybe some people drive around areas looking for signs - but I suspect the majority register their details with an EA, visit EAs and look in the paper/ on the internet. Sites like emoves are great when prices are stable but unfortunately in order to afford to move you need to get as many people bidding for your house as possible so EAs are a necessary evil.
