Dilemma, which option best

DW and I both have house each and we are thinking of moving to different area. One of the house is currently on rent and should be mortgage free within couple of years. We are not sure if we should sell both house and buy one or we should only sell one and keep the other.
The house/area we would like to move require that if we sell both houses we could get the new house almost mortgage free, if we sell one house then we have to take approx. 50% mortgage.
Just like to hear the long term implication of both options.
Cheers

A lot will depend on your age. Personally, I would put both on the market and sell whichever went first, then make my move. But you could just sell the one you are living in. I would choose a mortgage which could be over paid and sell the other property at a time of my choosing

Thanks DVardysShadow for your response, let me just make slight clarification, we bought 'living house' together whereas the other house is not jointly owned.
