Any suggestions - trying to sell?

Hi all
My DH and I each have a house, both of which we're trying to sell to buy somewhere bigger. However, we're not having much success with the selling part.
The first one is http://www.rightmove.co.uk/property-for-sale/property-30215938.html - we've had a few viewings since it went on the market, and we've just reduced the price. It looks competitive against other houses for sale in the area in terms of asking price, but there haven't been many sales!
The second one is http://www.rightmove.co.uk/property-for-sale/property-30679673.html again we've just reduced the price, but had no viewings since the beginning of June. It was SSTC for ages whilst the previous buyers asked lots of piddling questions and then finally pulled out :mad:
Any advice gratefully received - hopefully we'll get some more interest having just dropped the prices.

Both houses look great IMHO.
I would put some stuff in storage (or sell it if you no longer need it). A little less stuff would make the rooms look so much bigger.
With FTBers needing significant deposits and lenders still reluctant to lend, you need to make sure that your house is presented better and competitive on price when compared to any other ghomes on the market.

Declutter the first one, make no mistake.
Advice to the OP; Visit a new home development near you. Look at their show house. Return to your home, and ask yourself; does my house look like a show house? If the answer is 'No', ask yourself why not. What's different? What have the developers/builders done that you haven't?
Look at the competing properties around you and around your price range in your town. Can you look at yours and honestly, honestly say that it's better-presented than the others? If not, why not?0 -
2nd house
Pic 1 - is the folded garden furniture included? Is it a selling point? If no to both, then would it be too much trouble to either frame the shot without it, or move it for 2 mins or so to take the photo?
2 - You could move the radio off the window ledge, the cushion off the floor, tidy the bookcase, move the blue picture off the mantle, and move the fan heater. The bookcase should look like the freestanding one in pic 5 - almost but not quite full - as it is, it just looks a mess.
8 - Terrible angle for a photo - everyone's got a toilet, we don't need to see it in such prominence. Why not frame the photo to emphasise the room, the bath, the basin? Move the bin, and the blue cloth (?) behind the basin waste?
etc etc etc
It's a 3-bed house. You only have photo of 1 bedroom. The natural response to this is - "What's wrong with the other two?"0 -
I can't believe that two people, owning those houses, could have anything in common. First one's messy/cluttered.... 2nd looks like somebody's offloading a posh holiday home0

I think the first one looks absolutely fine in the downstairs rooms I dont think theyre that cluttered, the only thing that is off putting to me is the fact that they only show 1 out of the 3 bedrooms - and the one that is shown looks like it is really a single room but a double bed has been squashed in there - can you replace it with a single for now?
And then that makes me think how small are the other 2 bedrooms as they look pretty tiny just going by the descriptions? If there were pics it would be better.
The second one is lovely - but again where are pics of the bedrooms? It only shows 1.0 -
2nd one is gorgeous and immaculate.
1st one does need de-cluttering and a bit of house-doctoring imho. Some pots of plants in front and back garden. If it's targetted at FTB, I think the impression it makes is far more important. Pic 2 - remote control and TV guide on the couch, coffee mug 'in progress' on side table, something red on back of other couch, cushions should have been plumped up....
Pic 3 - aprons etc on back of door, WAY too much stuff on top of cabinets, WAY too much stuff on worktops, including sink drainer etc.
Pic 4 - cluttered shelves and top of fridge. Who wants to see a photo of the OP's bin and compost bin?
And the bathroom...... do we really NEED to see the OP's toothbrushes, spare toilet rolls and everything else?

TBH - the first one is the one we live in, the 2nd one my brother lives in at the mo!
I get what you mean about the bedrooms - the thing is in both houses the other bedrooms aren't used as such - in the first house there's a gym and a study, and in the second house the master bedroom is currently my brother's study, tho the 3rd bedroom could have a pic.

Most estate agents take bad pictures IMHO why have all the lights on? I would immediately think the houses are dark, get them back and after taking away anything that doesn't enhance the room get a more appealing photo taken in each room.0
