New here - changing Estate Agents?

Hi everyone.
We put our house on the market back in April of this year. We have had around ten viewings and one second viewing which was this week. We have a four bed detached house with driveway but we have converted the garage and a small garden which is up on a level but flat, if that makes sense? We really want a decent garden for our four children to play in.
The agents we are on with were very optimistic about this second viewing and advised us to start looking at houses to buy as this buyer would want to move fairly quickly. Anyway we found an ideal house and hoped we had secured a buyer. This buyer has now decided on something totally different so we now are back to square one. There is not much we can do to improve the garden which appears to be the main stumbling block to achieving a sale and we believe that the price of £250k to be reasonable. Other houses which are smaller but with more usable gardens are on the market for more....
Do you think it is a good idea to change agents to get a fresh approach to selling and maybe boost the profile of the house again? I do feel as if my house is not the agents top priority anymore. Has anyone done this after such a relatively short time on the market?
We are in Devon and houses are moving. there are not many 4 bed houses on the market in my village for less than £300k.

This is probably is what you dont want to hear but if things around you are selling and yours isnt it is probably down to price!
Four bedroom houses need gardens of a family size. You are looking for someone who is happy to compromise, reducing the price will be what does it.
Changing agents may help, they will give it a push for you but think about what your feedback from previous viewers has told you.0 -
Thanks Ognum. The feedback has been very positive on the whole. The main gripe has been that the garden is up high so there are about eight steps to it from the back garden. There hasn't been any negative feedback ( that I have been told anyway!) about the actual house or area . Its such a shame because this buyer didn't have any concerns with the garden at all so I had got my hopes up!!0

Normally I'd agree with you, but the seller already thinks they are competitively priced. They are leaning towards beating the competition on that aspect. They're not saying it's priced in line with other houses up for sale in their area, like many posters say.
Some tweaks and changes could make a difference, without lowering the price. Photos for example. Obviously I'm value hungry but I wouldn't rule out a few listing tweaks making a difference, or a fresh EA if they have their doubts about the original EA's ability to create desire to viewers/buyers.0 -
i was watching a house near me recently, as I happen to know the owner quite well. She changed agents, put it on with a new agent at a marginally higher price (bankg on the £000K instead of £500 below - as it will appear in more searches in rightmove if people limit their upper and lower budgets) and sold within weeks. I noticed the pictures were much better, a totally different angle on the house etc.0

I wonder if it is worth all the hassle though as we are only in a village and i can't imagine what they will do differently if that makes sense?0
