Getting out of lease early?

                    My son lives 40 miles away and is in a rented house.  He's been in this house for 18 months but last July (the lease renewal date) he did not sign the contract as he was unhappy that the landlord had left plug sockets off the wall, kitchen was not fully installed, the sofa had been left outside during renovations and then put back in for them to sit on and it stunk etc!
The letting company kept pushing for the contract to be signed and handed in, but my son did not sign it and the letting agency stopped asking for it. He has always paid his rent on time for the full amount.
My son now wishes to move jobs and move back to our area. He wants to put his CV out but doesn't know how he'll stand with the lease on the house. He cannot afford to continue the rent on the existing property and rent another and he cannot move back in with us as we have no room.
As he did not sign the contract could he leave as soon as he gets a new job or does the law state that as he stayed in the house he effectively agreed with the contract even though he did not sign?
He is trying to find someone else to take over, but as there are only five months to go this may be difficult and the lad he shares with intends to move out himself in July.
If anyone knows the legal position I would be very greatful.

            Assuming that the original tenancy agreement was for 12 months, he is now on what they call a "periodic tenancy" and he need only give the amount of notice as per the original agreement - probably one/two months. Read the agreement and see what it says. Notice needs to be given in so that it ends on the day before a rent day.0
