House selling frustrating!!!!!!!!!

Happy New year!
I will try and keep this short, we put our property on the market nov/dec to date we have had around 15 viewings and 2 offers (pretty good I think!???). But we just cannot shift it for some bizarre reason. It is presented well according to estate agent ,we do all the things you watch on tv about how to present your property. It is priced very competitively (a bargain really!)
It seems to tick all the boxes re price,location & presentation we have had no negative feedback from any would-be buyer.There are no search issues from what we can tell etc. We are panicking abit as an offer has been accepted on the property we want to buy, the vendor has been extremely patient with us, everything was going through fine until the first offer on ours fell through.It is so frustrating as our lives are kind of on hold at the moment, same as many other people I supposed.We our on a soole agent basis they are very good and have sold properties in our area more so than some other agents that have a high failure rate.I dont know whether to go multi-agent not keen! but dont know!.
I was wondering if people have or are having the same experience as us have you any tips that you have adopted to try and push things along. Both offers we had the chains were perfect bottom end first time buyers top end she was going into rented accomodation, could not wish for better situation.
I appreciate that you cannot make people buy your property, and I am just one of many in this situation.I just need to sound off alittle, and would love to hear from people.

I think that some buyers are being more cautious especially with a probable interest rate rise January/February.0

Firstly, talk to your agent. See what they think. Be aware that as you haven't been on the market that long you may well still be tied into a 'sole agency' period where you are restricted from instructing a second agent. Check the contract that you have signed. A sole agency period can last anything from 6-16 weeks, sometimes more. You will incur a higher fee if you instruct a second agent as well. If you chose 'joint agency' both agents share the fee, usually two thirds/one third to the selling agent or there's 'multi agency' where winner takes all. This one makes them more competitive of obvious reasons.
Bearing in mind the time of year we've just been through - this could be the reason nobdy has offered. From 15 viewings, ideally it should have sold by now. Have a chat with your agent about the feedback. Do you do the viewings or are they accompanied by the agent? Viewers are much more opinionated with the agent as they dont wish to offend vendors who are showing them around.

Maybe its not your property but the surroundings other neighbors etc.
Also you started to sell your property in the worst time of year. The market should pick up in Feb/Mar. Having said that another rate rise is on the books so some people might be priced out mortgage wise and just sit back and wait.

Can I just ask - Why did the first offer fall through? Were the offers way off the asking price? When you rejected the other offer, did they not try and go higher (presuming the 2 offers were from 2 different people?)
Hang in there. Our agent said on average, they get an offer within the 1st 8 viewings...I'd say that was true of our first offer (which fell through), but we had another few after that to get our next offer (which was the 2nd or 3rd guy who saw it first time around!).

Given the expectation of another interest rate rise in February (and probably one or two more through the year), I wouldn't bet on that myself.0 -

Since outting house on market in Sept Ive sold it three times. The first viewers vanished 8 weeks in, second lots house fell through then on friday before xmas we got another set of viewers and have sold again. Luckily we've had a surveyor round this time! Bear in their. Id given up!!!Saving needed to emigrate to Oz*September 2015*
£11,860.00 needed = £1,106 in savings

I don't think you're doing anything wrong. It isn't teh best time of year, but 15 viewings isn't bad and two good offers, even if they don't follow through, I think is still positive news for you. At least you know your asking price isn't sky high and that you must be doing something right on presentation

Hang on in there. Keep talking to your EA as it keeps your house high in their mind - I always seem to get a little influx of viewings after a chat with the EA; they're obviously thinking about us

It could possible be the time of year tbh, things will be picked up shortly. It sounds like you doing nothing wrong, I assume house is at a realistic price. There is rumours of another interest rize, I hope not, house buyers have enough to worry about. Good luck

Hopefully just a xmas thing.
They always say on the telly be flexible on the price if you want a quick sale. Holding on can be a false econemy. Especially if nothing materialises.
Maybe give it a few weeks and see what happens before considering dropping the price a little?
Depends on how desperate you are to sell really.0
