Should Solicitor provide copy of the title deed following property purchase?

Hi all,

I saw a post on here earlier 'Solicitor failed to register my house purchase with land registry' and it started me thinking about my own property purchase.

I completed on my flat at the end of March this year. My solicitor told me he would register the property. Rightmove does show the date of purchase and price I paid and I understand this information comes from the land registry which implies the property has been registered. I'm aware I can download the title from the land registry but my question is should my solicitor have sent me a copy of the title deed? Is that standard practice?

    Where the title deeds are kept is mainly dependant on whether there is a mortgage on the property of not. If there is a mortgage then the deeds will be kept by the mortgage lender. The deeds will only be returned to the owner once the mortgage on the property has been fully paid although photocopies of the deeds can be requested at any time. If no mortgage is held on a property then the title deeds will be kept by the owner. They can either be kept in the home or they can be held by a solicitor.

    'Deeds' as such no longer exist. The Title is registered electronically at the LR and possession of the paper copy is irrelevant.

    There may be a bundle of ancient deeds and/or associated documents, but ownership is not verified by these - it is the LR record that proves ownership. Your solicitor may keep this bundle, or send it to you, or to the mortgage lender.

    If you are concerned about whether registration took place, download the Title. Your solicitor probobly won't send you an Office Copy.

    I completed in April and my sol didn't send me anything more than his completion statement. My sol was a bit scatty so I left it a few weeks/months and then downloaded the title just to make sure that he had completed the registration.

    Not quite so, esp. if the property is leasehold and/or part only of the extent of what was first sold-off.
    Never destroy old deeds. I've resolved countless client problems by referring back to them.
