Buying a New Build...The 'How to's'

Hi All,
Just wanted to start a thread with the question...How do I go about purchasing a New Build? Anyone with experience? Who are the best Builders, etc. What of all this 'discounts' and how to make sure they are genuine?
My sister and I (FTB's) are looking into buying a 2 bedroom flat new build in London. We're looking at the outskirts of East/ Southeast London and will have our 20K deposit ready by March and will apply for a mortgage next month for 160K (with our joint salaries that's what we can afford!) We realise that's a bit cheeky for a 2 bed new build in London but are hoping with discounts, etc...we can get a 210K place down to about £180K. We have an extra 3K for fees, etc.
We are flexible with our move-in dates, and are happy to take our time looking for opportune times to buy, ie. at the launch of the properties when good discounts are suppossedly offered to help sell the first few, or at the tail-end of the sales period, when there are only a few remaining plots left so they're discounted again. Anyone with experience doing any of this?
