Planning query/copy deeds-scotland

Hi
We have just received a neighbour notification advising that the shop underneath our neighbour is to be changed into dominos pizza(it is currently a fish and chip shop). I have looked at the full planning application and some of the things they are looking to do seem a bit suspect so I want to check the deeds as they are and also ask here for some advice.
They want to build a new doorway out the back of the shop onto our shared garden-there is nothing there currently (they currently don't use the garden so i want to see whether their deeds say they can. Also, they have on there plan that they want to repair the door frame to our block and paint the door and surround to match the shop front-can they do that? And if so is there anything stopping us repainting the door a different colour afterwards?
Finally,
Does anyone know a cheap way to obtain copy deeds from the land registry? I can only seem to find them for £20ish each?
