estate agent fees

Have got house for sale with 2 estate agents and have been approached by neighbour/friend who wants to buy my house and has not been introduced by either agent. He also has got his house on market with one of these agents. If we go ahead without telling agent will we be liable to pay fees to either of them. He approached us before he put his property with same agent as us

How did he know your property was on the market?

no boards up for these agents but house on rightmoves and local paper we told our neighbours of our plans0

Unless the person was introduced by the agents - ie was sent the details and arranged a viewing through either of them then no you should no be liable.

We are not tied in to any time scale , both contracts state that they can claim after 6 months if we sell to someone that they introduced to us during the time that they were trying to sell property. This is definitely not the case but our buyer is selling his property through one of the agents, but has not been sent by them to view at all, wonder if this will make a difference or not0

On your house sale, as he was not introduced by either agent, no fee is payable.
On his house sale, it depends what kind of contract he has and how his eventual buyer is introduced to him.0
