I am about to exchange on a property this week and have been getting quotes for insurance.
I am having difficulty since I don't have a tenant immediately, however I didn't own the property so how could I be expected to have a tenant on day one of ownership?
The quotes I have had have been from £212 to £480.
Do any landlords have a recommendation on insurance companies?

You aren't. But you are expected to get one ASAP.
They won't want the property empty for more than a month.

ocaso will insure you for the empty property, fully comp, there is a set up fee and then monthly instalments by DD and you can cancel at any point with no penalty. You can then convert to occupied LL insurance, either through them or with another insurer
I have just insured a development of 3 properties I have up for sale and the setup fee was £40 per property and £24 per month each (on a property with £110K rebuild).
you have to go through a broker and they all charge different fees and premiums( god knows why,when it's the same insurer, apart from money grabbing).
I found ukinsurance net to be the cheapest0 -

Thank you so much silvercar. I have just done a quote and it is the most reasonable one so far. I even added the rent guarantee and it was still around the lowest price quote for the very basic building insurance.
The website was also very simple to navigate and use.

Their quotes can be reasonable but the terms and conditions are tougher - tenants have to be working or retired, so no students of non-workers. We use Copeland insurance, the last property we bought we had to pay a much higher premium for the first 3 months while we refurbished it, but they reduced it on a pro rata basis as soon as we let the property. They were expensive in the initial quote but we negotiated it down.

I have used them in the past and did try them this time. They couldn't find a policy with more than 60 days vacant at the front end though and the cover was only FLEA. Not sure if that matters to you or not
Sorry, can I ask, what is FLEA?
