Sloooow conveyancing

Just a bit of a vent really. We had an offer accepted on a house on 18th june, no chain, we're ftb, seller is moving in with partner, and still no exchange let alone completion date. Conveyancer is not even attempting to give me a date, just says it will take as long as it takes. Had a bit of a glitch with mortgage offer- accepted very quickly, then selected for audit, but this was all resolved during the period that searches were happening, so no hold up there.
Waited about 2 weeks for sellers responses to enquiries which ended up being 'yes' as answer to each question. However waiting for one response to be answered- production of building reg certificate for bathroom (has been turned into wet room- no bath). Have been chasing for 4 days now, estate agent cant get hold of vendor, my conveyancer cant get hold of vendors conveyancers, so don't even know if he has the ruddy certificate or not!
Does any one know if it is required for the sale, if he cant produce it, does he need imdemnity insurance?
Wanted to be in before 25th August (end of my fixed term rental)- that dream is going down the pan!!!
