"backdating" tenancy agreement

The LL could have granted a tenancy from mid-August 2011 to mid-July 2012. Nothing to say the term has to be a year.
agreed,
many student LL build in a deliberate void period to allow for setting right the mess left by the outgoing lot. However others do not and they time it to the full academic year. Plenty of examples of either case at the unis I work at.
I was merely responding to a possibility as to why this LL is being inflexible over start date0
