Scaffolding and Painting

Hello Everyone,
I am going to create another thread about whether I should even be on the hook for this work, but for the meantime I just want to see how reasonable the freeholders estimate is. If it is like any of the other work he has tried to get quotes for it will be overpriced and most likely the service would be rubbish.

Basically there is general cosmetic work that needs to be carried out on the front and a new paint job; and some more significant work that needs to take place at the rear of the property. This is only a summary (I wouldn't consider this itemised) but does lay out what work will be done. The property is in South London, and the company that has provided the estimate is from Kent.

Also important to know, these prices do not include VAT which will be added.
  • Front elevation.
  • Erect scaffolding to front elevation to enable the re-decoration of all painted stone work and timber.
  • Painted stone work
  • Scrape off loose areas of paint, rub down and fill. Any loose areas of render hack off and re-render.
  • Make up areas of missing stone profile to match.
  • Apply two coats of stone paint to previously painted areas.
  • Timber windows, door and fascia board
  • Scrape off loose and flaking paint, fill rubdown and apply one oil based under coat and one oil based gloss coat.
  • Entrance steps
  • Rack out any cracks and fill with silicone mastic.
  • Side elevation
  • Scrape off loose paint to side of entrance steps and gas meter boxes and paint with two coats of stone paint.
  • Clear all rubbish and remove scaffolding on completion of works.
Cost £3,980.00
  • Rear bay
  • To excavate under bay foundations by approximately 600mm and cast new underpin concrete foundations
  • To both corners. Back fill holes and make good any areas disturbed.
  • Hack off render to areas around cracks fix helibars and re-render in sand and cement.
  • Scrape off any loose or flaking paint, fill rub down and paint bay with two coats of stone paint
Cost £1,800.00

    A picture or description of the size of the house would be good as this could be a dormer bungalow or a 7 bed house.
