My neighbor (a farmer) has a right of access along my road which I own, and have maintained for 30yrs. I have never asked him to contribute, despite his heavy farm machinery undoubtly causing more damage than my car. His right of accress alows him and his sucesors in title access to his property for any purpose. He has just put in planning permission for 3 barns to be converted, will the new owners and/or tenants have access over my land too? Any advice appreciated. I don't want to object to the planning I also have barn I want to convert.

What is the wording in his/your Title deeds granting him access rights?
Without knowing more I'm afraid my crystal ball is remaining firmly smokey!0 -
It may be an idea to raise this issue with him in a friendly manner, and have a new deed/arrangement put in place so that all 6 properties share the cost of maintanence equally, or even exclude him so that he retains right of access and maintenance is paid by thr 5 remaining properties. In return you raise no objections and even support his application and he does the same for yours.
