Building work. Knocking room through

Before i think about getting builders around im looking for a rough estimate to works i want doing in the future.

In the house i have a small room off the hall way with its own access door to the outside. (About 3 feet from the main front door). The room is roughly 2m x 3m and also houses the conected gas pipework (boxed in) as the dividing wall between this room and the hallway also houses the gas meter, electric meter and main distribution board.

What i would like to do is knock the whole thing through creating a bigger hall come office meaning.
1. Removal and repositions of all metres, distribution board and connecting pipes and cables.
2. Demolitioning of dividing wall.
3. Bricking up of external door and inserting Double glazed window.
4. General buiding work. Boxing in, Plastering, Rewiring and general cosmetic work.

I know this is vague and a site visit is best but im just lookin for a very rough guide. Ie £5000, £10000 and will it add value?

Hope someone can just give a very rough estimate
