    That's not actually a criminal offence...

    Did they say they'd look into it after solving all the murders, the disappearance of Lord Lucan etc?

    I have no idea - I'm putting that down to her being as cheap as her talk! I've asked for a crime ref no so I can clear up any allegations but they are reluctant to part with this information but are happy to tell everyone of their crime fighting ways! There was no background probs until the tenants gave their notice and I asked them to fix the damage they had caused as it would put of potential renters.

    I've never looked in a fridge except at check-out time in 10 years of letting property. I'm not surprised your tenants objected - as long as the fridge is returned at end-of-tenancy as-was less fair-wear-'n-tear it is none of your business what it is like when they are in residence.

    If they wish to keep, say, mouldy pig's heads, pre-chilled sex-aids and black-magic ingredients in the fridge that is their privilege. Kinda doubt it was a formal Police complaint mind..

    Locks & keys?? Always change locks at the end of the tenancy, it's an expense any sensible Landlord will have already budgeted for ..

    "Ihategossips"?? I wonder why, I'm sure nothing ever happened to you because of your intrusive attitudes...

    Have you done any training on how to be a LL btw??
  • Theartfullodger - Getting personal? Helpful - Not! I try not to gossip, I especially don't repeat back 2nd hand information. Didn't realise looking into a fridge would cause such an outrage but obviously this is down to personal opinion. I own the fridge and looked at in as part of an inspection clearly what I should do is go into the property and not look at any of the furnishings/appliances that I provided and then when they were returned wecked I could then be told I should have checked these things when inspecting! Looking in the fridge (not raiding it and inspecting it's contents) and checking a cupboard door is hardly criminal.

    I have rented before and it wouldn't have bothered me in the slightest if the landlord looked in the fridge when inspecting.

    Just out of interest now - what exactly does everyone think is acceptable to check when doing an inspection?

    Moving out inspection?

    Prior to moving out to allow tenants to rectify problems?

    Periodic inspection?

  • Well I considered it just an inspection but I suppose you could call it a prior to moving out inspection as they had already given notice on the property.

    If my LL had tried looking through my cupboards and fridge before I had moved out, I'd have considered it an infringement of my privacy.
  • Again I wasn't looking through cupboards, or drawers or wardrobes etc.. I opened the fridge door and closed it again when I saw all the glass shelves /plastic drawers were in good order. I opened one kitchen door as it was partly open so I checked to see why the soft closing wasn't working. The tenant had already caused a considerable amount of water damage to the bathroom and despite my asking him/her to be more careful I was ignored. I think it's reasonable to check my property when the tenants had already ignored previous requests to ventilate and let the room dry out after destroying it with water. The Tenants were going to be given notice but luckily they gave notice first.

  • The legal right for an inspection is to check the place is fit for the tenant - look the law up if unsure - not to check the state of the landlord's assets...

    For christ's sake the tenant invited the LL in he looked around and opened the fridge, hardly a job for the serious crime squad
