    Same where I live (also in Scotland). All the big solicitors advertise on the local solicitors property guide and it is only the really small ones and estate agents that advertise on rightmove.

    that's missing a large section of the potential market.

    As one who has bought in Scotland while living in England, bought two more in Scotland, and indeed reversed the move after that, in the internet age, it is about distribution

    Not when Rightmove has (say) less than 30% of the available properties in the area on its site.

    I checked them for my area a while back - it's not difficult, the local SPC shows a total number of their listings, the large EAs also show how many they have at the top of a search. A little bit of searching around the smaller EA's sites, and I determined that RM had only 27% of the total properties for sale in the area on their site. This is looking at pre-owned property only - RM had lots of developers and large housebuilders bulking out the numbers.

    The corollary to that is that 83% of the available pre-owned property WASN'T on Rightmove, and anyone looking solely at RM is missing out on most of what's available.

    Hi Folks,

    I wonder if you could possibly offer some advice and guidance on why there's been no luck selling.

    The house has been on the market around 8 months, but has only had a handful of viewers initially, but none now for months.

    Pricing is as per Solicitor advice and appears comparable with other similar houses in the area. Also listed as 'offers around' as will be absolutely happy to discuss prices in the area of £180k.

    Steve, what's the valuation in your Home Report?

    What was the feedback from the viewers? What did they like/dislike?

    The house looks well-looked-after and well-maintained, but I feel that some decluttering and a not-so-harsh flashgun would pay dividends.

    That's a good point Riq, and we'll get it posted to Rightmove.

    Only if your agent is already signed up with them..... and I gather it's not cheap to sign up.

    Will they be willing to pay out RM's fees just to get your property on there?

    they might be, but if one wants to sell, it is best to advertise it where people look, that might well include RM as well as GSPC etc.

    I did sell three houses up there, two within a day or so, so I do understand the market.

    There has only been a handful of viewers and the general feedback was ok - however, I don't think that would be accurate based on your collective views on the decor, clearly work to do there.

    Clearly all is not ok, or it woud be sold now!

    With an 8-month-old HR at £180k, you really should be looking to cut the asking price below £180k, and start getting ready to discuss figures around £175k, £170k etc.

    im another taste police im afraid, bit scary and dated, mismatched, dark, tired

    also, is it usual that theres no room sizing or did i miss it?

    i would also say that when we were looking i only used rightmove. im sure i missed out on some lovely properties but if they werent on rightmove, they werent for sale in my head
  • The house is bleak looking and has no kerb appeal, and the decor is very very dated.
