  • Offered 153.5 which was imediately rejected the same morning

I said to him, ok, need to go away to look at figures as I didn’t really want to go above 253k in the first place and thought it was a good offer due to our position.

Asked if they gave any indication as to what they were looking for, he said no, but that when it had sold through the other agent the vendor said he didn’t get full asking price, agent then said to me so I imagine maybe in the region of 156 or 157

We are actually due to go in the branch at 6pm tonight to see their broker to see if they can get any attractive mortgage offers, also when taking offers they said they need to see people can back up what they’re saying… this meeting was pre-arranged but we’ll have to be careful what we do and don’t say

Personally, I'd see an independent broker. Never a good idea to use the EA's broker!

if you open up mozillia firefox on a new browser and then go on to right move it will tell you how long its been on market, if any of the descriptions changed and if they have changed the selling amount in that time

How exactly do you do that? It could be interesting.

A few threads here should give a bit of insight into that.

Well there may be other reasons, but I'd never want their broker to know exactly how much I can afford as it's none of their business.

Quite frankly, if their house has been on the market for 10 months (at that price) and they won't accept an offer £7.5K below asking from a proceedable no-chain buyer, they are being foolhardy at best.

Are you sure they actually want to sell? (You mentioned it's a split/divorce situation - could it be that someone is playing games?)
  • It could be that the amount your offering wont pay off their mortgage if they got a 100% deal and have been paying interest only...

Maybe a case of cant accept rather than wont.
