I begin to understand everything now, thanks, what still bothers me is why we have't been told by the agents in writing that we have an offer but we'll sort it with them. Thanks very much for everyone's opinions!
I wouldn't worry too much about the offer not coming through yet from the EA. It took ours a week to get the first offer posted to us. We'd rejected 3 offers and accepted the 4th before we got the first one through.

But that's exactly the position the seller is likely to be in on his own purchase. So, if he relies totally on one particular buyer who simply changes his mind, he's at risk of losing his money etc. I can see absolutely nothing wrong with having alternative buyers lined up if the first one does not perform. The number of posts we see here along the lines of 'buyer wants reduction just before exchange', you'd think people would learn.No reliance should be placed on the above! I can't imagine there are many people that would consider a house that was already SSTC so I don't see the point, in most cases, of continuing to market after that time.0 -
Indeed kiki* I did buy a property before, the very one I'm talking about but it was over 30 years ago and as you might guess, everything was different back then. I don't think I should go into too many details as this would rather not be on topic here.0

You seem to have misunderstood what I meant. My parents last bought a house 25 years ago but they helped me understand the process when I was buying this year.
Your house has changed to sold stc because you accepted the offer. Post and written letters aren't as quick as verbal agreement over a phone. The EA are assuming you are happy because you accepted the offer. Are you not happy with the offer?

When I bought my own house, the stipulation with my offer was that all advertising for the house was withdrawn if my offer was accepted. The seller duly accepted and the advert was removed from the web and the agents shop within a couple of hours. I then had the confidence to proceed and stump up the money to pay for the survey (£500), valuation and mortgage application (£500), and legal fees (£700) - this is probably a lot more now, that was five years ago. Be fair on your buyer - there is a lot of trust from the buyer on the seller, support them to ensure a swift and easy sale of your house. I'm sure you'd expect the same from whoever you are buying from yourself.0
