First home renovation

Hi Everyone,

This is my first post so please bear with me!

My partner and I are about to complete on a 3 bed semi in Belfast. It is in serious need of modernisation and we plan to do big things.

Make 2 reception rooms into one, new french doors into garden, new kitchen, new bathroom (knock through separate wc and bathroom), possibly change from oil central heating to gas etc etc.

My partners brother is a builder by trade and another is a plumber by trade so we pretty much sorted on that front, but do any of you have any tips or suggestions as to what to do or what not to do?

Any help or guidance appreciated!

Firstly I'd be very very careful about using family for building work. I'm not saying don't do it, but be extra sure to get contracts, terms, dates etc sorted in writing first.
Make sure your plans and your budget match. Go over and over your costings and make sure you have a contingency fund. Check with local estate agents to see what will add value and what won't. It doesn't matter how fabulous a thingy looks to you if the buyer isn't prepared to part with any extra cash for it. Check planning requirements and building regs carefully.
