Competion day - when do you move in?

Hi all

Sorry to sound so dim! We're planning on completing on a sale on 19th Jan. When is the `norm` to move in? Is it silly to plan removals for that day? Would it be better to complete on the 18th, then move on the 19th, to avoid removal Sat/Sun costs?

When do the keys become ours, and when they do, does that mean that the previous owners have to be out?

Sorry to be so naive, first time I've done it :confused:

Any pointers would be fab, my solicitor would think I'd lost the plot if I phoned and asked something so simple :rolleyes:

    you will get your keys on completion, and usually the previous owners will have maybe moved out day before or defiantly that day. I dont know if you can complete with them still in it!

    We got our keys at 3:30pm on the friday we completed, i had taken the whole day off too, rather annoying.

    99% of the time, you move on completion. If the date is set, there is nothing to stop you booking removal or hiring the van to do it.

    You might just want to complete on the 18th, and then move on the 19th, meaning (if you work) its only 1 day off work. As i said before, we got the keys at 3:30pm, so we had to rush like mad! (van had to be returned by 6pm!)

    the earliest I have managed to complete is 12.30 - just before the solicitors go for lunch! If you dont manage it by then it will be at least 2.00

    sorry to be cynical, but if you havent completed by early afternoon on a friday you may not get there till the monday!

    Thanks for that, it's as I suspected then. I think we'll push for completion on the 18th then......weekend removal rates are a total rip off imo!

    Completion date is a contractual liability and if completion is agreed on exchange for Friday, then Friday it will be unless one of the parties defaults in which case they will be liable for costs incurred by the other parties. Should the solicitors be responsible for delayed completion they would be responsible for any costs but it is certainly not a rule of thumb that not completing on Friday morning means you won't complete that day.
