Estate agents fee different from advertised

Hi everyone!

My first post here, and also moving into my first flat. I recently received an invoice for my deposit and first months rent, and both myself and the other tenant are being charged £196.15 (+ vat) administration fees, even though it clearly states on the estate agents' website that the fee is £100 (+ vat) per tenant. I will be phoning them tomorrow to ask why it is so much more, but my question really is can they legally make the fee so much higher than they advertise?

Any advise would be greatly appreciated, totally new to this!

    Have you moved in yet? If so you have the balance of power. If not, they do!

    Discuss the fee reasonably - it may be in their terms and conditions, but there is no reason why you cannot negotiate it down even if it IS in their T&Cs!

    Is the extra perhaps a fee for credit vetting? Speak to them to clarify.

    At the end of the day, if they won't reduce, you have the option of walking away.
