Hello
I put my flat on the market a couple of weeks to go and so far no one has been to view it.
Speaking to the agent people are taking the brochure and looking on the website but their interested isn't going any further.
Please could I get some opinions on the Rightmove page and if people think anything could be improved to get people through the door.

It is nicely presented (although no picture of bedroom 2), the kitchen looks a little bleak, no homely touches, but I doubt that would be it. I can only assume then that it is price, or the block is quite unappealing.0

What is the monthly service charge/ ground rent. What is the length of lease. Bathroom needs de-cluttering.
You need to look at the sold ( not asking ) prices of comparable flats to see if you are over-priced or not. Price is normally the critical factor.0 -

The service charge is £50 per month and this also covers building insurance.
The rent is £13 per year but I'm not sure on the length of the lease.
No similar flats have sold in our block. The problem with the area is flats range from £80k to £250k.0 -
I think the flat looks really lovely and spacious, but anyone looking at it is going to check what you paid for it. If it was £92k in 2005, I think most people will be expecting to see it on at £90-£95k. This is just my opinion, others may feel differently.0

I was the one that purchased the flat in 2005 but when I bought the property it was stuck in a time warp. It has had a new bathroom, kitchen and all rooms have been redecorated. A new combi boiler has also been fitted.0

I know people always say to declutter, but to me it looks bland - there is no "soul" in it. Also, forgive me for this, but laminate flooring in a flat must be a nightmare for the people below? A few soft touches needed in my opinionDon't Panic - and carry a towel

Surely, if its Leasehold, the length of lease should be mentioned on the marketing literature. When we bought our flat it was clearly stated how long the lease was, and others in the block that have sold since always have lease details shown. If you don't know, you'd better find out pretty sharpish, as if I was viewing its one of the first questions I'd ask!
I'm sure I read somewhere recently, that anything less than 60 years, reduces market value considerably.0 -
The lease was for 999 years and signed in 1969 so there are plenty of time length on that.
Thank you for all the opinions - we haven't really decluttered. Our flat is quite bare just because we don't want to clutter rooms up.0
