Ending a Periodic Tenancy

We moved in on 15th but paid 5 days so that all subsequent rent payments were made on 20th.
Do I give one months notice from 15th or 20th?
If its the 20th should the landlords 2 months also be from 20th?

Moved in on 15th August 2008 so presume fixed term started then. 6 months.
We've been on a periodic tenancy ever since.0 -
Assuming the fixed term began on 15th August 2008, it expired 14th February 2009 (unless the contract specifies a different 'end' date).
The periodic tenancy began on 15th February 2009, with tenancy periods running 15th - 14th of the month.
You can serve notice to quit at any time, but your notice must give at least one month, and must also expire on the 14th of the month. So, if you served it today, 12th August, the earliest it could expire would be 14th September.
Note that, if you post the notice first class, it will be deemed served two working days later. If you deliver by hand, it will be served the same day. Either way, the date of service is not included in the notice period, e.g. if you served the notice by hand on 15th August, then the earliest it could expire would be 14th October, not 14th September.0 -
So given that the LA are closed Sunday would that mean i had to deliver it by hand tomorrow?0

You can deliver it early, yes. I gave my notice 8 weeks in advance so the landlady had time to work out what to do with it.
But DO NOT hand it in even a day late- that will put you a month late in reality as it will be for the next period.0 -
What I mean is can I hand deliver it sunday - does that count if there is no-one to recieve it?
We had notice to quit yesterday, cannot get viewing on new property till late tomorrow, assuming we liked it am I correct that we wont have time to give notice now and therefore cannot leave until the date on the 21 (14th October).0 -
You can write it up today, and hand post it to the LA. but it the notice must state that you wish to move out on or before the 14th of October as per the terms of your agreementIf at first you don't succeed; do something else.0

you don't have to move out/end a tenancy on a rent day, as long as you have agreement with the landlord then just cancel the SO and ask the landlord/letting agent how much rent you owe for the remaining time. We've literally just done that this afternoon with our LA, they were cool about it.0

Can I hand deliver it when no-one is there? I've not seen the property yet so don't know if I'll want to give notice till late tomorrow, by which point our LA will be closed.0

If you stick it through agent's post-box with a witness that should be OK - ideally Saturday, if not Sunday..
Try whenever possible, not to leave these things to the last minute...; to much opportunity for things to go wrong - eg does agent have a post-box??0
