Why IT WOULDN'T BE POSSIBLE TO HAVE A BUILDING(structural ) survey done on the flat?
Just spoke to small loval survey company and they say "we're not doing a building survey on the part of the building ie flat" HOW IS THAT? please explain.

Cos the flat is only part of the main building. They can't survey the entire building, just the one flat and the outside. Surely for a full structural survey, they'd have to survey every single flat and every wall within the entire building.

  • I don't understand "we're not doing a building survey on the art of the building ie flat". Is that exactly what they said, word for word?

I suspect they might be suggesting that a look inside your flat will tell them nothing about the rest of the block so isn't really worth doing.

I recently applied for a mortgage on a 1st floor leasehold flat.

I was told that if I wanted a structural survey done then permission would need to be obtained to gain access to the ground floor flat.

I can see the logic in this as the condition of the other flat would affect the structural integrity of the flat I was purchasing.

Ask the seller if they can get permission (or maybe the EA)

Misspell "part of the building" instead of "art of..." appologies

Wiil ask sellers to get permission from the neighbours (only one flat below) .

    Thanks for advise

Would a surveyor not charge for two separate surveys then if they're doing two flats? I'm not sure I'd be keen to have a possible new owner commission a survey on some/most of my flat if I lived there.

    How old is the property?

I would, if I could see a copy of the report.

Nothing like being forewarned when you come to sell, especially if it's free.
