Technical requirements for photo

We need new photos for our house and I thought I'd try taking them myself so that I can spend a bit longer setting them up. Is there anything basic I should look out for - file size, number of pixels etc?

Don't worry, I won't fall into the trap of using a huge wide angle lens that makes all the walls slant at crazy angles, or submitting 30 photos including the upstairs landing bannister and downstairs loo.

    As a buyer, I discounted 'interesting' properties because there wasnt a picture of the outside. I want to see at least one picture of each room and preferably a series that shows how you move from one room to another so I can get a mental picture of the inside and whether it will work for me. On the other hand, I discounted properties where there was more than 2 pictures of the garden because I'm buying the house, not the green patch at the back. It's enough to know that there is a garden. I'm interested in the size of the kitchen, is there a dining room, how big are the bedrooms and is there something interesting in the living room to make me want to live there.

    Make sure your house is clean and tidy before you take the pictures, but dont tidy too much. I need to know that my TV is going to fit and that the side table I have in the garage will carry a desk lamp for instance. Seeing how your furniture is arranged gives me an idea of how mine will fit too. Dont bother with pictures of the road outside, I can get a look at it from google maps. I need to know that the walls are in reasonable condition, that I can put my own stamp on it, that my settee is likely to fit and that I can move around the kitchen without having to be a limbo dancer. If you have outbuildings, include them in at least one picture. I visited a house which had a massive outside building on what might have been my land, but it wasnt in the EA particulars and there wasnt a single picture of it. I didnt know it was there until I went for a viewing!

    Make sure your EA particulars are correct. I dont want to put in a full asking price offer and find that your taking everything but the kitchen sink and if I want to be able to cook a meal on the first night, I'd better have Comet deliver a stove that day. It's annoying to have to negotiate a 'chatel' price for items that were in the particulars in the first place. It makes me mad and I might just walk away.
