I'm with RT on the surveyor issue too.
With lenders "panelling" stuff via E-Surv and Countrywide I'd commission my homebuyer's report from a separate local surveyor I could talk to face to face about any issues.
Some of the lender/estate agent/surveyor relationships are getting a bit too cosy for my liking. Particularly among the national chains.I am a mortgage broker. Just a note, they're unlikely to lift carpets on a home buyers survey either.
Our report says something like "floor coverings prevented inspection of woodwork".
The carpets upstairs weren't fitted at all so it was quite possible to lift them no problem, but it's not something they'll normally do for a homebuyers report.0 -
Agreed - they won't lift carpets, or move furniture. They should however go into the loft space providing they can get in. Everything will be legally caveated, particularly concerning areas they cannot access (such as the top of the roof etc).0

I used one in Crawley called M K Mahar, they cover a pretty wide area. I think its a husband and wife that farm out the work to people they know.
That was the cheapest and I had no complaints.0
