Would someone have a look at this hosue for me please?

    just asking as it may be flagged up in surveys etc that it's not suitable and the fact they have heavy weights up there - have the joists etc been supported correctly.

    I could be way off the mark, but it's something to think about if nothing else.
  • Bedroom 2 doesn't look like a double if you want to get in each side of the bed.

    Bedroom 3 is deffo a small single.

    The lounge looks poorly proportioned but that might just be the photograpy.

    The confusion over whether the loft 'area' has stair or ladder access, and whether it's a room or not, is cause for concern. I strongly suspect that is why previous prospective buyers have pulled out. Unless the sellers can produce a Building Regulations approval for the work then not only should the room be regarded as valueless but the cost of reinstating a structurally safe roof should be allowed for. I think it's overpriced at £250 - the loft room is a liability not an asset.

    4 bedroom semi-detached house for sale £250,000 upstairs bathroom, downstairs wetroom.

    That's handy in a fire.

    Do you have Single Survey down there? I think it's highly likely that the loft "conversion" is ringing alarm bells with surveyors and lenders are cautious.

    They're not marketing it as a 'loft conversion' though. It shouldn't really be marketed as a 'room' either, even if it is just as a gym. No way would I be putting heavy equipment up there! It should be listed as 'handy boarded loft space' at best. Certainly wouldn't be taking it into account in any offers. Could cost more to put right than to do in the first place. If it's part of the reason you're buying, I'd go for something untouched and convert that.

    Definitely don't go making any offers until your half of the chain is complete.
