New Build Home Discount

Hi everyone,

My girlfriend and I are looking at a couple of new build homes and the current full price is £159,995.

As we are dealing directly with the builder how negotiable does everything think the price would be?

Do you think starting at 30% is too high?

Any advice would be gratefully received!

  • the sales advisors will be given their minimum price which they can't budge on. When you get to this level you can improve the quality of the actual build - fixtures and fittings - door quality, light fittings and white goods etc.
    It will vary on different issues - the size of the company building the houses, their cash flow at the current time, how many are left on the site, how long has the site been up for sale etc............

    Not sure about the actual percentage though

    start low u can always come up but cant back downwards, the fittings options will still count towards discount and cost loads so go for cash discount then buy what you want remember thats how developers make money and as first time buyers you are walking gold dust

    Thanks for your help, I had already decided to not be 'impressed' by fixtures and fittings and just go for actual money discount.

    I had a couple of viewings today and struggled to get anything over 10% off, I shall keep trying though!
