Self Build without land costs

I am in a fortunate position that i have been given a plot measuring approx. 11837 sq feet and I am wanting to build a four bed family home (Obviously not covering the full plot!) for me and the new Mrs. We have both been able to get ourselves debt free and build up savings of around £30000 and were wondering if other people have self built without having to purchase the land and how much the final costs were so we have a few examples of what we would need to borrow on top of our deposit.

Any info on Architect Costs, best materials etc. We also have equipment to dig our own foundations, how much does that save?

Any help would be greatly appreciated.

    that's a very difficult question!
    a lot depends on the design of the house, a four bedroom house can vary in size greatly!
    I would tend to allow 1000/square meter, digging the founds yourself may save a bit, but not loads... and costs for a designer can vary massively too, it depends what you want to get out of it, appointing an architect should (potentially) get you the best design for your money, but if you just want a standard house a technician or equivalent could do the drawings - if you are getting money from the bank you will likely have to appoint someone that can inspect the works on site and approve/issue certificates to the bank - a lot of people working as desingers do not carry pi insurance and therefore can't sign things off, however an architect or chartered technician are both required to have pi cover...

    you really need to sit down and work out exactly what you want, you could even go down the kit house route where most of the process is taken out of your hands

    one of my friends is building a split level 4 bed detached on a large plot. Hes in the building game himself and he is looking to bring it in for under 150k. For that price it will be totally finished and ready to move in.

    you can build a small house for 65k without the land costs.
    after that, the skies the limit.
    Get some gorm.

    You'll pay £15-20k in design and statutory fees

    Build costs depend on the house style and design

    Don't forget all the services to/from site which can have significant cost
