EA suggests dropping price, what to do?

Dear all,
I understand that the market is 'slow' and that this 'time of year is not good for selling' but I am unsure of how to proceed. My semi detached house is priced comparably with similar properties in the area although it is above the price two sold for in April and May (by £1,500). There are two identical properties to mine for sale for the same price ( I would obviously argue that mine is better! ) and I have not had a viewing for three weeks (I know that is not long compared to many). My EA suggests dropping the price by £5,000 and I think this is just too much as it would then be cheaper than terraced properties in the area. I am not sure how to move forward - any advice would be gratefully received.

If you're sure that the price is correct, then I have to wonder if the EAs are being lazy.
ANYTHING sells for the right price, - and it will sell itself.
You're probably paying them a lot of money to sell your property, - but unsurprisingly, they've probably just stuck a photo in the window and just sitting around scratching their !!!!!! - doing ****all basically.
Maybe sack them and try another agent who is a bit more pro-active.0 -
With three properties for sale in your street, you either have to undercut the prices of the others, or, if you maintain the same price as them, be demonstrably superior in the public's eyes in terms of decor and presentation.
Tell you what - tell us the street name, we'll look at all three on Rightmove, and see if we can spot yours as the 'better' of them..........................
Is there a logic to pricing £1500 above what the others sold for earlier in the year?0 -

Googler I am not allowed to put the links in but two of the properties are on Stone Road, Burnham on sea and mine is Hooper Close, Burnham on sea all priced at £139,950. With reference to pricing higher - I hadn't but have seen on Zoopla what they sold for so was trying to make a comparison based on those prices rather than what they went on the market at.

I just searched for Burnham-on-Sea, up to £140k. If this search brings it up for you, can you copy and paste the description of the house from the search results page, then we can find the link for you.
Alternative is to post the link yourself with some spaces in it. e.g. www. rightmove.co.uk - then the site doesn't recognise it as a link.0 -
Thank you so much - the property number on Rightmove is 'property-30060229' and the description says 'A modern two bedroom semi detached house with gas central heating and double glazed windows.' (very exciting description don't you think!?).

You haven't said what your priorities are - do you need to sell quickly at any price, or do you want to sell but only if you get the price you need to fund your onward purchase? Obviously selling a semi at the same price as a terraced house in the same area will make it more attractive to buyers, but would you accept a low offer or would you rather stay where you are?0
