Peoples Opinion

We have placed our house on the market and have received an offer which we have accepted. However, they now need to sell their house and after some time reduced the price in selling their house to try and facilitate someone coming forward and making an offer.

We have seen a house which we like and my wife and I differ on how we should proceed. My wife would like to put in an offer to demonstrate our interest, this concerns me as I'm sure they wouldnt accept our first offer (generally) and we may be going back and forth until the negotiations are settled.

My view is to say that we are interested but until we progress further with the selling of our house we will keep them informed and make no monetary offer at this time.

Are we placing ourselves at a disadvantage by making an offer on our next house. Or is it an advantage to show our interest, given our current situation?

    Not advisable to accept an offer on yours without them having a buyer - should have kept it on the market until they were proceedable, and not advisable for you to offer on something else without a complete chain.

    By all means, express your interest - but don't go gushing in saying how wonderful it is. Say you'll be in touch to negotiate once you have a complete chain, presuming it's still on the market.

  • Whilst we did verbally accept their offer there is nothing in writing and our house is still on the market until the buyer progresses further etc.

    Agree. Until you have a proceedable buyer and a complete chain below, you aren't proceedable now. Talking numbers before you are ready to go just shows your hand too early. By all means tell them that you will be making an offer once you have a proceedable buyer but don't tell them what that offer is going to be. They won't wait for you, just as you're not really waiting for your buyer so the only way to make your "interest" seem more tempting than their next offer is to go in high now. And if they have no other offers in the meantime, you've wasted the chance to start low...

    I don't think you should offer until you have a definite sale agreed on your own house. If it all falls apart, all you will have done is waste everyone's time and energy, including your own. And if they sell to someone else before you manage to get your house sold, well, that would have happened anyway.
