Gone and done it - house going on Market!

We have sent a month or two looking tentatively at bigger houses, and despite really not finding anything on the market we have now decided to get our for sale and see how it goes.
Does anyone have any feedback on the South West Market, we have a 2 bed 4 year old house on a council backed discounted Market value scheme. Meaning when we sell we have to sell at 60% of the value, the good thing unlike other first time buyer schemes you don't rent or repay the other 40%!
We have looked at new and used houses, and just going in the door at one were offered a 4 bed detached with double garage at £227 from £247 k.
What do people reckon the price we could get this down to, with the sale of ours which is mortgage free and our savings we would have about £140k to go towards it, so so good choice of mortgages.
So...........
Comparing sold prices to Market prices, in general is SW UK in a equal to peak or below peak price area currently?
What sort of money off new should I aim for?
Does anyone want my house!
