I really don't think you'll get much of a say in half of what you think you will. Just instruct an agent, or two, and let them sort out the terms. They'll tell you before you sign.
That's it. Honestly. You don't need to be working out percentages, etc.
Six months? Blimey... is it more for commercial? Residential contracts are usually for around 10 weeks - give or take a few.
Do you not think the property will sell or something?
Have you even made one call to one agent to see what their standard terms are? Then you can stand back and think about what you want to negotiate towards.
As above, you are absolutely overthinking it.
I really can't even take in all you've typed. It's like a business plan! Are we missing something? You're trying to sell a property, or business? Or are you instructing an agent to do something else for you as a business?
Think I might have to walk away from this one as it's becoming almost farcical...

Seriously if this is your job then you'd be better off talking to some estate agents and other real estate experts, no point taking the advice of someone on a forum who may in all likelyhood knows nothing about it. look at the replies you have, most posters on here have no idea about commercial property deals (no offence intended to those who have replied) me included!0
